1. Introduction

Welcome to Fuse Stays. These Platform Terms & Conditions ("Terms") govern your access to and use of the website fusestays.com, the Fuse Stays booking platform, and the Fuse community and membership services (together, the "Platform").

The Platform is operated by Fuse Stays BV, a company registered in Belgium under Crossroads Bank for Enterprises (KBO) number 1023.053.654 (EUID: BEKBOBCE.1023.053.654), with registered office at Wolstraat 70, 1000 Brussels, Belgium ("Fuse Stays", "we", "us", or "our").

Fuse Stays is a community-based housing platform designed for people temporarily relocating to a city for studies, internships, early-career roles, volunteering, or similar defined purposes. The Fuse community, its house rules, and its services are built around this shared life stage.

By creating an account, making a booking, or otherwise using the Platform, you agree to these Terms. If you do not agree, please do not use the Platform.

2. Definitions

In these Terms:

  • "Applicant" means a person applying for Fuse membership and a unit booking via the Platform.
  • "Booking" means a reservation of a specific unit through the Platform.
  • "Booking & Cancellation Policy" means the policy available at fusestays.com governing cancellations, refunds, and exceptional early termination, as updated from time to time.
  • "Fuse community" means the network of Fuse tenants, events, partner benefits, and related services offered under the Fuse Stays brand.
  • "Local Entity" means the Fuse Stays group company operating in the country where a unit is located:
    • Latvia: SIA Fuse Hotel Latvia, VAT number LV40203565468, registered office at Strēlnieku iela 3-12, LV-1010 Rīga, Latvia
    • Hungary: Fuse Living Kft., VAT number HU32628636, registered office at Ferenc krt. 1, 2. em. 13/a, 1094 Budapest, Hungary
  • "Member" or "Tenant" means an Applicant whose membership has been confirmed and who has entered into a Tenancy Agreement.
  • "Membership Fee" means the non-refundable fee of €295 payable by the Applicant to Fuse Stays BV in consideration of Fuse membership and access to the Platform and community services, as further described in these Terms.
  • "Privacy Policy" means the Fuse Stays privacy policy available at fusestays.com.
  • "Tenancy Agreement" means the agreement between a Member and the relevant Local Entity governing the tenancy or accommodation of the booked unit, concluded separately from these Terms.
  • "Unit" means the private or shared room, studio, or apartment booked through the Platform.

3. Eligibility for Fuse Membership

Fuse membership and the right to book a Unit are open to Applicants who meet all of the following criteria:

3.1 Age. The Applicant must be under 35 years of age at the time of Booking. Members who turn 35 during an active Tenancy Agreement may complete their tenancy; the age requirement applies only at the point of Booking.

3.2 Purpose of stay. The Applicant must be temporarily relocating to the city of the Unit for a defined purpose, including but not limited to:

  • studies at a university, college, or other recognized educational institution;
  • internships or traineeships;
  • early-career employment (first professional roles, fixed-term contracts, trainee or graduate programs);
  • volunteering with a recognized non-profit or non-governmental organization;
  • exchange programs, fellowships, or similar academic or professional mobility programs;
  • or other temporary-stay purposes consistent with the Fuse community.

3.3 Verifiable documentation. The Applicant must be able to provide documentation evidencing the purpose and intended duration of their stay, issued by a recognized institution. Acceptable documents include enrollment confirmations, internship or traineeship agreements, employment contracts or offer letters, volunteering agreements, exchange or fellowship program confirmations, or similar documents.

3.4 Minimum commitment. The Applicant must book a stay of at least five (5) months.

3.5 Identity verification. The Applicant must provide a valid government-issued identity document.

3.6 Discretion. Fuse Stays reserves the right, in its reasonable discretion and subject to applicable law, to accept or reject any membership application, including applications that meet the criteria above. Where an application is rejected despite meeting all stated criteria, the Membership Fee will be refunded in full (see Section 6.4).

4. Your Account

4.1 To make a Booking, you must create an account and verify your email address.

4.2 You agree to provide accurate, complete, and current information during registration and to keep your account details updated.

4.3 You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account.

4.4 You must not share your account with any other person, create more than one account, or use another person's account without authorization.

5. The Booking Process

5.1 Booking flow. A Booking is made through the following steps:

  1. Search and selection. You search available Units via the Platform, using filters for city, Unit type, and other criteria, and select a Unit.
  2. Application details. You provide your name, phone number, email address, desired contract start date (which must be the 1st or 15th of a month), and desired contract length (5, 6, 10, or 12 months). The Platform will display the applicable monthly rent for the selected Unit and contract length.
  3. Account verification. You verify your email address via the link sent to you.
  4. Membership Fee payment. You pay the €295 Membership Fee to Fuse Stays BV via the payment link provided. The Unit is reserved for you only after the Membership Fee is received.
  5. Document upload. Within forty-eight (48) hours of paying the Membership Fee, you upload (i) a valid government-issued identity document and (ii) a document evidencing your purpose of stay as described in Section 3.3.
  6. Review and approval. Our team reviews your documents and confirms whether your application is approved.
  7. Tenancy Agreement. If approved, the relevant Local Entity will send you the Tenancy Agreement for digital signature.
  8. Rent and deposit. You pay the first month's rent (full-month amount) and the security deposit to the Local Entity before the contract start date.

5.2 Confirmation of Booking. A Booking is confirmed, and the Unit is reserved for the full contract duration, only when all of the following have occurred: the Membership Fee has been paid, documents have been submitted and approved, the Tenancy Agreement has been signed, and the first month's rent and deposit have been received by the Local Entity.

5.3 Reservation period. Between Membership Fee payment and Tenancy Agreement signature, the Unit is reserved on a provisional basis, conditional on successful document review and contract signature.

5.4 Unit representation. Photographs of Units shown on the Platform may be of the exact Unit or of a representative Unit of the same type within the same property. Minor variations between the representative images and the actual Unit may occur.

5.5 Contract start dates. All contracts start on the 1st or 15th of a month. Contract length options are 5, 6, 10, or 12 months. Monthly rent varies by contract length; the 12-month contract carries the base (lowest) rate.

6. The Membership Fee

6.1 Nature and purpose. The Membership Fee of €295 is paid by the Applicant to Fuse Stays BV in consideration of:

  • access to the Fuse Stays booking platform;
  • processing and review of the Applicant's application and documents;
  • admission to the Fuse community upon approval; and
  • ongoing access to Fuse community benefits, including partner discounts, events, and related services.

6.2 Non-refundable. The Membership Fee is non-refundable, except in the specific circumstances set out in Section 6.4.

6.3 Applicant's responsibility for eligibility. By paying the Membership Fee, the Applicant confirms that they meet the eligibility criteria in Section 3 and that the information and documents they will provide are accurate, authentic, and their own. The Membership Fee covers the application and processing work regardless of the outcome of the review, and will not be refunded where:

  • the Applicant fails to upload the required documents within 48 hours;
  • the documents submitted are inadequate, incomplete, inauthentic, or falsified;
  • the Applicant does not meet eligibility criteria they could reasonably self-assess (for example, age or purpose of stay); or
  • the Applicant voluntarily withdraws their application after paying the Membership Fee, except as set out in the Booking & Cancellation Policy.

6.4 Refunds of the Membership Fee. The Membership Fee will be refunded in full only where:

  • Fuse Stays exercises its discretion under Section 3.6 to reject an application despite the Applicant meeting all stated eligibility criteria;
  • the Unit becomes unavailable before the Tenancy Agreement is signed and no suitable alternative Unit can be offered;
  • Fuse Stays or the Local Entity is unable to deliver the booked Unit or a comparable alternative at the contract start date due to circumstances attributable to Fuse; or
  • applicable law requires a refund.

6.5 Withdrawal rights under consumer law. Where you are a consumer within the meaning of applicable EU and Belgian consumer protection law, you may have a statutory right of withdrawal in respect of the Membership Fee. Any such rights, and any applicable exceptions, are set out in the Booking & Cancellation Policy.

7. The Tenancy Agreement

7.1 Separate agreement. The tenancy or accommodation relationship for the Unit is governed by a separate Tenancy Agreement between you and the relevant Local Entity. These Terms do not form the tenancy contract.

7.2 Contracting party.

  • For Units located in Latvia, the Tenancy Agreement is with SIA Fuse Hotel Latvia.
  • For Units located in Hungary, the Tenancy Agreement is with Fuse Living Kft.

7.3 Form of agreement. Depending on the Unit and country, the Tenancy Agreement may be a tenancy agreement or an accommodation agreement.

7.4 Rent, deposit, utilities. The rent payable, the amount of the security deposit, the duration of the tenancy, and all related terms are set out in the Tenancy Agreement. Utilities are included in the rent; no additional utility charges apply for the duration of the tenancy.

7.5 Deposit.

  • Riga: security deposit equals 1.5× the base monthly rent.
  • Budapest: security deposit equals 2× the base monthly rent.

The deposit must be paid to a separate account held by the relevant Local Entity before the contract start date. Deposit handling, permitted deductions, and refund procedures are set out in the Tenancy Agreement and summarized in Section 10 below.

7.6 No subletting. Members may not sublet, assign, or otherwise transfer their rights under the Tenancy Agreement, and may not list or advertise the Unit on any short-term rental platform.

8. Fuse's Commitments

8.1 Fuse Stays and the relevant Local Entity commit to:

  • deliver the booked Unit and access to the relevant common areas in the condition represented;
  • provide utilities as included in the rent;
  • operate an on-site property management team able to respond to Member queries and issues;
  • handle maintenance and repairs in a timely manner, and at Fuse's expense where the issue is not caused by the Member (including ordinary wear and tear, end-of-life appliances, or structural matters);
  • respond to maintenance requests submitted to support@fusestays.com within forty-eight (48) hours; and
  • provide access to Fuse community benefits (partner discounts, events, and related services) for the duration of membership.

8.2 Unit unavailability due to force majeure. If, due to force majeure or circumstances beyond our reasonable control, the booked Unit is not ready on the contract start date, we will offer you a Unit of the same type, a similar Unit, or a better Unit at the originally agreed price, without additional cost to you.

8.3 Personal belongings. Fuse Stays and the Local Entities are not responsible for the personal belongings of Members. We strongly recommend that Members obtain their own contents/personal-belongings insurance.

9. Member Obligations and House Rules

9.1 Members must comply with the following house rules at all times during their tenancy:

  • No smoking. Smoking is strictly prohibited in all Fuse Stays properties, including inside Units and in indoor common areas. Breach incurs a penalty as specified in the Tenancy Agreement.
  • No pets.
  • No parties or excessive noise. Parties are not permitted without the consent of all tenants of the property. Members must respect the privacy and rest of other tenants at all times.
  • Visitors. Visitors are permitted for a maximum of five (5) consecutive days.
  • No subletting. See Section 7.6.
  • Cleaning. Members are responsible for cleaning their own Unit. Cleaning and upkeep of common areas is the shared responsibility of all tenants using the common areas.
  • Respectful use. Members must use the Unit and common areas responsibly and refrain from any activity that may cause damage, disturbance, or risk to other tenants or the property.

9.2 Damage responsibility. Responsibility for damage to the Unit, its contents, or the common areas will be assessed based on the circumstances of each case. Damage caused by a Member (or their visitors) is the Member's responsibility. Damage arising from ordinary wear and tear, end-of-life items, or circumstances not attributable to the Member is Fuse's responsibility.

9.3 Reporting issues. Members must report maintenance issues, damage, or any matter requiring Fuse's attention to support@fusestays.com. Fuse will acknowledge and respond within 48 hours.

10. Deposit Deductions

10.1 At the end of a tenancy, the property management team will carry out a checkout inspection. The following may be deducted from the security deposit where applicable:

  • Excessive cleaning: where the Unit or common areas are left in a condition requiring cleaning beyond a standard turnover clean;
  • Repairs and fixtures: including repainting, door handles, appliance repairs, and similar;
  • Inventory replacement: where items are missing or damaged beyond repair;
  • Rent arrears: any unpaid rent or other sums due.

10.2 The remaining deposit balance will be refunded within thirty (30) days of checkout.

10.3 Disputes. Any dispute regarding deposit deductions may be submitted in writing to support@fusestays.com.

11. Early Termination

11.1 By the Member. Tenancy Agreements are for a fixed term. Members may not terminate early; rent remains payable through the end of the contracted term even if the Member leaves the Unit earlier. Exceptions may be granted in rare circumstances (for example, documented medical grounds), as set out in the Booking & Cancellation Policy.

11.2 By Fuse. Fuse Stays or the relevant Local Entity may terminate a Member's Tenancy Agreement and membership early, following applicable notice requirements under local law, where:

  • the Member has unpaid rent or other amounts and fails to respond to reminders or resolve the arrears;
  • the Member commits serious or repeated breaches of the house rules or the Tenancy Agreement;
  • the Member engages in illegal activity at the property;
  • the Member has provided false information or falsified documents during the application process; or
  • other circumstances permitted under the Tenancy Agreement or applicable law.

11.3 Process. Fuse will ordinarily issue a written warning, followed by a formal notice, before terminating. The applicable notice period and the speed of the process will depend on the nature and severity of the breach, and will in any event comply with applicable local law.

12. Late Payment

12.1 Rent and other amounts due under the Tenancy Agreement must be paid by the deadline specified in the Tenancy Agreement.

12.2 Late payment of rent will incur a daily late-payment fee as specified in the Tenancy Agreement.

12.3 Persistent or unresolved late payment may result in early termination under Section 11.2.

13. Communications

13.1 By creating an account and making a Booking, you consent to receive:

  • operational communications relating to your account, Booking, Unit, property, tenancy, and use of the Platform; and
  • marketing communications about Fuse Stays, the Fuse community, partner benefits, and Fuse events.

13.2 You may unsubscribe from marketing communications at any time via the unsubscribe link in those emails or by contacting support@fusestays.com. Operational communications are essential to the service and will continue as long as you have an active account or tenancy.

13.3 Official channel. The official communication channel between Members and Fuse Stays is support@fusestays.com.

14. Payment Processing

14.1 Membership Fee. The Membership Fee is paid to Fuse Stays BV via the payment link provided during the Booking flow. Payments are processed by our third-party payment provider; you consent to the processing of your payment information in accordance with the provider's terms and privacy policies.

14.2 Rent and deposit. Rent and the security deposit are paid to the relevant Local Entity by bank transfer, to the account details specified in the Tenancy Agreement.

14.3 VAT. Monthly rent and the security deposit are exempt from VAT in Latvia and Hungary under applicable student-housing provisions. The Membership Fee is subject to VAT treatment under Belgian law as applicable.

15. Intellectual Property

15.1 All content on the Platform — including the Fuse Stays name, logo, website design, text, images, videos, software, and all other materials — is owned by Fuse Stays BV or its licensors and is protected by copyright, trademark, and other intellectual property laws.

15.2 You may use the Platform for your personal, non-commercial purposes only. You may not copy, reproduce, modify, distribute, publish, or otherwise exploit any content from the Platform without our prior written consent.

16. Acceptable Use

When using the Platform, you must not:

  • violate any applicable law or regulation;
  • provide false, misleading, or fraudulent information;
  • upload viruses, malware, or other harmful code;
  • interfere with the operation of the Platform or attempt to gain unauthorized access to any part of it;
  • impersonate another person or misrepresent your affiliation with any person or organization;
  • use the Platform to harass, threaten, or harm any other person; or
  • use the Platform for any purpose other than making and managing a legitimate Booking.

17. Third-Party Links and Services

The Platform may contain links to third-party websites or services, including partner businesses offering community benefits. Fuse Stays does not control and is not responsible for the content, policies, or practices of any third-party website or service. Use of any third-party service is at your own risk and subject to that third party's terms.

18. Disclaimer and Liability

18.1 Platform availability. The Platform is provided on an "as is" and "as available" basis. We do not guarantee uninterrupted or error-free availability of the Platform.

18.2 No exclusion of mandatory rights. Nothing in these Terms excludes or limits any liability that cannot be excluded or limited under applicable law, including liability for death or personal injury caused by negligence, for fraud, or for any other liability that cannot be limited by law. Nothing in these Terms excludes or limits the statutory rights of consumers under applicable EU or Belgian consumer protection law.

18.3 Scope of liability. Subject to Section 18.2, Fuse Stays is not liable for:

  • loss or damage to Members' personal belongings (see Section 8.3);
  • indirect, incidental, or consequential losses;
  • any matter to the extent caused by the Member's own act or omission, by a third party outside Fuse's reasonable control, or by force majeure.

19. Changes to These Terms

19.1 We may update these Terms from time to time. Where changes are material, we will notify current Members by email to their registered address and update the "Last updated" date at the top of these Terms.

19.2 Updated Terms take effect on the date stated in the notice. Your continued use of the Platform after that date constitutes acceptance of the updated Terms.

19.3 Changes to the Tenancy Agreement for existing tenants will be made in accordance with the terms of that agreement and applicable local law, not under this Section 19.

20. Governing Law and Disputes

20.1 Platform Terms. These Terms, and any dispute or claim arising out of or relating to them, the Platform, or the Membership Fee, are governed by Belgian law. The courts of Belgium have exclusive jurisdiction over any such dispute, subject to any mandatory consumer protection rules granting you the right to bring proceedings in your country of residence.

20.2 Tenancy disputes. Disputes arising out of or relating to a Tenancy Agreement are governed by the law of the country where the Unit is located (Latvia or Hungary, as applicable) and are subject to the jurisdiction of the courts of that country, as further set out in the Tenancy Agreement.

20.3 Online dispute resolution. The European Commission provides an online dispute resolution platform, available at https://ec.europa.eu/consumers/odr. Consumers may use this platform to resolve disputes with us out of court.

20.4 Informal resolution. Before initiating any formal dispute, we encourage you to contact us at support@fusestays.com so we can try to resolve the matter informally.

21. General

21.1 Severability. If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions will remain in full force and effect.

21.2 No waiver. Our failure to enforce any right or provision of these Terms does not constitute a waiver of that right or provision.

21.3 Entire agreement. These Terms, together with the Booking & Cancellation Policy, the Privacy Policy, and (once signed) the Tenancy Agreement, constitute the entire agreement between you and Fuse Stays BV regarding your use of the Platform and Fuse membership.
